Tasmania’s first home buyer exemption has ended: what buyers pay now
Quick answer: Tasmania’s stamp duty exemption for first home buyers of established homes up to $750,000 ended on 30 June 2026 and was not extended in the 2026-27 Budget. First home buyers now pay standard duty, for example $22,498 on a $600,000 home. The First Home Owner Grant for new homes also fell to $20,000.
The exemption had applied since February 2024 and saved eligible buyers up to $28,935. Here is what Tasmanian first home buyers pay now and what help is still available. Check any price in our stamp duty calculator (choose Tasmania).

- First Home Owner Grant cut: the grant for buying or building a new home fell from $30,000 to $20,000 (a $10,000 base grant plus a $10,000 additional amount, subject to eligibility).
- Off-the-plan concession ended: the duty concession for apartments and units bought before completion also expired on 30 June 2026.
Help still available in Tasmania
- $20,000 First Home Owner Grant for an eligible new home.
- 5% Deposit Scheme: buy with a 5% deposit and no LMI, with price caps of $700,000 in Hobart and $550,000 elsewhere in Tasmania. See the 5% Deposit Scheme guide.
- Help to Buy: the federal shared equity scheme, with the same Tasmanian price caps. See Help to Buy explained.
- Pensioner duty concession for eligible older buyers.
How it compares with other states
Tasmania is now one of only three places, with South Australia and the NT, where a first home buyer of an established home gets no duty relief at all. In NSW the same $600,000 home would attract no duty for a first home buyer. See first home buyer stamp duty by state for the full comparison, or read about the opposite move in the ACT, which abolished duty for first home buyers.
